Getting Started - Some Helpful Hints
It is a good idea to keep bank statements, all cash receipts and any written notices that pass between yourself and the landlord.
Do not commit yourself to paying rent or bond that you can not afford.
You will need:
- up to 4 weeks rent for Bond;
- 2 Weeks Rent in Advance;
- 1 Weeks rent for the agent's Commission + GST ( if you go Through a real estate company).
- The cost of setting up electricity and phone lines
Before you Sign the Tenancy Agreement;
- make sure the house and the neighbourhood is suitable;
- know what type of tenancy you want and why, two types of tenancies exist- Indefinite ('or Periodic') or Fixed term, do not enter into a Fixed term tenancy unless you are sure that is want you want.
- complete a property inspection report (with the landlord or his/her agent) recording the condition of the house at the start of the tenancy, photo's are useful if you have access to a camera;
- read the tenancy agreement carefully, The landlord may add conditions limiting the number of people able to stay in the house or preventing the tenant from subletting the tenancy to anyone else or forbidding Pets.
Discrimination
You can not be refused accommodation because of your gender, colour, race, ethnic origin, disability, religion, martial status, or because you are pregnant, have children or are unemployed. If you suspect that you are being discriminated against contact:

and ask for advice.
Flatmates and Boarders
The Residential Tenancy Act does not cover flatmates or boarders.
We strongly recommend that all parties living together draw up a contract (link opens in a new window) and sign it. The contract should specify what each person's responsibilities are.
If you are entering a boarding situation we recommend that you draw up a contract with the property owner.
