Sample Flatmate Agreement

(this is a sample form which may be used as a guide to the type of information which should be included)

This is a flatmate agreement between
	(tenant)	and		(tenant)

The rent is	$	per week. Paid one week in advance.
The rent is to be paid every week by automatic payment to:

The bond is $	...................................	and will be held at the Bond Office A Receipt will be issued To the head tenant (a receipt will be issued)
The bond refunded at the end of tenancy if all rent and other charges are paid.

This tenancy is a fixed term for ......................................

I agree that I can not terminate my tenancy.
I agree to give other flatmates notice of intention to leave of ................ days.
I agree to continue to pay rent until a new tenant is found.

OR

This tenancy is a periodic tenancy.

I agree to give other flatmates notice of intention to leave of ................. days

This is a smoke free flat.
All household chores are to be shared equally.
Electricity account is to be shared equally.
Telephone account basic charges will be shared equally and each person will pay their own tolls

A flat account will be established for food and other household necessities (cleaners toilet paper etc)

Each person will be responsible for cleaning the bathroom and laundry facilities after using them,

Each person is responsible for repair of any damage to the property by them or any of their invited visitors.

Should a problem arise all parties agree to organise a flat meeting to discuss the issues and try and resolve them.

Remember usually only one person’s name is on an electricity or phone account etc. That person usually becomes responsible for that account.

Don't get caught with someone else's debt

Bond sometimes gets paid to an outgoing tenant. Make sure you get a receipt from an outgoing tenant. The original tenant's monies are held at the Bond Centre, make sure these monies are transferred into the correct person’s name(Bond Centre number 0800 737 666)
Remember flatmates are generally jointly and severally responsible for paying the rent, maintaining the property and paying for any damaged property.
